Replit is one of the clearest examples of where software is going: describe an app, get a workspace, iterate with an agent, preview the result, and publish when it is ready.
That is a strong product. It is also why founders keep asking how to build the next Replit for their own users. Most teams are not asking whether Replit can build apps. They are asking what infrastructure can power a Replit-shaped product they control end to end.
Those are different questions.
If you want a hosted AI app builder for end users today, Replit is built for that. The Replit Agent docs describe a product where users chat in the Project Editor, Agent creates applications and other artifacts, tests its work, creates checkpoints, and helps publish. The web app docs describe full-stack apps with frontend, backend, databases, and one-click publishing.
If you are building the next Replit-style agent product yourself, the runtime needs a different center of gravity. You need a programmable machine your product controls: terminals, files, packages, ports, SSH, lifecycle, forks, preview URLs, and long-running state that can survive more than one prompt.
For that job, the best foundation for building the next Replit is a real VM runtime. Freestyle VMs are the most powerful VMs for AI agents: hardware-virtualized machines that run real Linux, can run forever when configured that way, and expose the operating-system surface agents need through an API.
Replit is the benchmark app builder
Replit's public docs are very clear about the product shape. Agent is a creative partner inside Replit. A user describes what they want, chooses or lets Agent infer a project type, Agent builds, and the user iterates, tests, and deploys. Workspaces organize projects, teammates, settings, and billing. Publishing turns a Replit App into a running app on Replit's cloud infrastructure.
That is the right abstraction for many users. It removes setup. It puts the editor, agent, preview, deployment, and collaboration surface in one place. It gives a non-expert a practical path from idea to running app.
But an agent infrastructure team usually needs to own the product boundary. The agent is not just a user of someone else's workspace. It is part of your application. Your product decides which user owns the session, which packages are installed, which services are exposed, which files become durable output, which terminals are visible, which credentials are scoped, and when the environment should pause, fork, resume, or die.
That is where a VM becomes more useful than an app-builder workspace.
The product question is not "can an agent build an app?" The question is "what computer does my agent inhabit, and can my product control it directly?"
The runtime should be yours
The first agent prototype often looks like a simple code runner. Send a task. Run a command. Return output.
That model breaks down as soon as the user expects a real workspace. A coding agent installs dependencies, runs tests, edits files, starts a dev server, watches logs, opens a browser, restarts a process, asks for help, and comes back later. An app builder needs previews that stay online while the user clicks around. A support agent may need to SSH into the exact environment the model used. A long-running agent may need to keep a process alive for hours or days.
Freestyle VMs are designed as durable runtime objects. The docs describe full Linux virtual machines for long-running, complex tasks. Your application can create a VM, execute commands, read and write files, start and stop it, resize CPU, memory, and storage, route traffic to a service inside it, fork it for parallel exploration, and delete it when the workspace is finished.
That matters because the agent runtime becomes part of your product architecture. It is not only an execution slot. It is the user's active machine.
When the runtime is yours, you can make direct product decisions:
- keep a workspace running while a user is active
- stop it when disk state is enough
- fork it before an agent attempts a risky refactor
- resize it when the task outgrows the default machine
- map a preview domain to the port the app is serving
- SSH in when the normal UI is not enough
- delete it cleanly when the session is done
Those controls are hard to retrofit if the environment is primarily someone else's end-user app builder.
Publishing is not the same as agent state
Replit Publishing is built around making an app live. The Publishing docs say publishing saves a snapshot of the app to the cloud, where it runs as a separate instance. They also describe deployment types such as Autoscale, Static, Reserved VM, and Scheduled, and they advise avoiding reliance on data written to a published app filesystem.
That is sensible deployment guidance. Published apps should not treat an instance filesystem as the database.
Agent workspaces have a different state problem. During development, state is not only production data. It is also the package cache, terminal screen, working directory, local database, failed test output, browser profile, dev server process, logs, generated files, and a half-completed repair attempt. Some of that state is disposable. Some of it should become source code. Some of it should stay alive because the user is still interacting with the agent.
A VM gives that working state a natural home. The agent can use Linux normally while your product decides what graduates out of the VM.
When generated code, project files, branches, diffs, or review become the source of truth, pair the runtime with Freestyle Git. The VM is where the agent runs the project. Git is where the work becomes durable, reviewable, and auditable.
That split keeps the architecture honest. Do not make a deployment snapshot carry every meaning. Do not make a Git repo pretend to be a running machine. Use each primitive for the job it is good at.
Terminals should survive the prompt
A serious agent workspace needs a terminal that behaves like a terminal.
One-shot command execution is useful. Freestyle exposes vm.exec() for that reason. But many important workflows are interactive: package managers prompt, REPLs hold memory, test watchers wait for file changes, dev servers stream output, debuggers need input, and terminal UIs expect a real PTY.
Freestyle PTY sessions are long-lived interactive shells inside the VM. They can be attached, detached, and reattached over WebSocket. The docs describe sessions that survive client disconnects, VM suspends, and VM forks. Because they are backed by real pseudo-terminals, prompts, line editing, job control, REPLs, debuggers, package managers, and terminal UIs behave like they do on Linux.
That is the product surface agent builders need. A user can close the browser and return. An agent can keep reading the same session. A support engineer can inspect the live environment. A frontend reconnect does not have to destroy the shell.
If your product shows a terminal, terminal state is product state. It should not be reconstructed from logs after the fact.
Previews should be real services
Replit is very good at the integrated preview-and-publish loop for Replit Apps.
Your agent product needs the lower-level primitive underneath that loop: run a service in the machine, then route traffic to its port.
Freestyle VM domains map public HTTPS traffic from a hostname to a port inside a VM. The docs show the normal pattern: create a VM, run a service inside it, map the domain to the VM port, and make sure the service listens on 0.0.0.0. HTTPS is provisioned automatically. Freestyle also provides *.style.dev preview domains so products can create zero-DNS preview URLs for demos, testing, and generated apps.
This matters because a generated app is not just an artifact. During the agent loop, it is a live service next to its source code, terminal, process tree, package manager, logs, and local dependencies.
The agent should be able to run a Vite app, a Next.js dev server, a Rails app, a Jupyter server, a webhook listener, or a custom API and have your product expose that service directly. The preview URL should be a view into the same computer the agent is using, not a separate concept that hides the environment.
SSH is the escape hatch
Any production agent platform needs an escape hatch for humans.
Agents get stuck. Package installs fail. Generated migrations half-apply. Processes hang. Permissions drift. Logs are useful, but sometimes a developer needs to connect to the actual machine and inspect it.
Freestyle VMs support SSH through scoped identities and tokens. You can grant access to a VM, optionally restrict access to specific Linux users, and connect through the Freestyle SSH proxy. Editor connections for tools like VS Code and Cursor use the same scoped-token model.
This is not just a debugging convenience. It is part of the trust model for an agent product. Your application can keep API keys server-side, mint scoped access for the user or support engineer, and map product permissions onto normal Linux users where needed.
When the agent runtime is a real machine, the human fallback path is also real.
What to use to build the next Replit
The right comparison is about product intent.
Use Replit directly when you want Replit's hosted workspace, AI app builder, project editor, artifacts, collaboration model, and publishing flow. It is strongest when the user wants an integrated place to create and publish software without assembling the infrastructure themselves.
Use a VM runtime when you are building the next Replit-style product and need the computer to be a programmable backend primitive. That includes AI coding agents, app builders, browser-based development products, internal automation agents, notebook tools, preview environments, and long-running user sessions.

This is not an argument that Replit is weak. It is an argument that Replit and Freestyle solve different layers of the stack.
Replit is a product users work inside. Freestyle is infrastructure your product builds on.
The bottom line for building the next Replit
The best product for building the next Replit depends on what layer you want to own.
If you are replacing an end-user app builder, evaluate end-user app builders. If you are building the runtime for your own agent product, start with the computer.
Agents need more than a place to emit code. They need a real Linux environment with files, processes, packages, ports, terminals, SSH, lifecycle, forks, and state your product can control. The more your users rely on the agent workspace, the more important it is that the workspace be an actual machine.
